Located in the county of Berkshire, Datchet can be found within The Royal Borough of Windsor and Maidenhead, a region renowned for its combination of picturesque countryside and thriving modern business developments. Datchet itself is situated just 20 miles from central London and 5.5 miles from Heathrow Airport, boasting two primary train stations for convenient access to the city. One of these stations even offers a connection to Waterloo, making it a popular choice for European day-trippers.
Thanks to its advantageous location near the Thames Valley, The Royal Borough has attracted a diverse range of businesses, including major international companies like GlaxoSmithKline, Hitachi, Johnson & Johnson, and Nortel Networks. Experts predict that the Thames Valley economy will grow at a faster rate over the next five years than either the South East or the UK as a whole, making the region an increasingly attractive destination for both businesses and visitors alike.
Site Planning Update
The Planning Inspector’s report regarding the RBWM Draft Local Plan has been released and supports the submitted plan, which omits several sites, including ours. The council’s decision to exclude our site is mainly due to flood risks identified in recently published flood data and sequential testing. Despite our objections during the Examination Hearings, the Inspector did not modify the plan.
Although some parties are exploring appeal and legal review options, we believe the most efficient way to develop the site is to proceed with mineral and gravel extraction. The Joint Minerals and Waste Plan, submitted in early 2021, identifies our site as suitable for extraction and confirms a shortage of resources in the Central and Eastern Berkshire area. We have been approached by interested parties, and negotiations are underway for quarrying the site. Environmental assessments will support the application, scheduled to be submitted later this year. Quarrying is anticipated to take 2-3 years, and the site will be restored and approved for residential/commercial development.
The restoration scheme will include measures to mitigate flood risks, eliminating the original reason for our exclusion. The site will then be developed for a mixed-use scheme of housing and employment, consistent with the council’s original intention and the deficit of these schemes within the current Plan.
